Each negotiator has exactly one team leader and one group leader. The engine pays upward along that single chain only — no cross-team overrides, no depth beyond two levels.

Leader override is drawn from the agency share and paid as Marketing Bonus (A/C 602-150 for the agent's reward, 602-200 for the leader's override — never merged with the declared commission 602-100). An agent can never be paid more than their level, and the agency never pays more than 100% of a professional fee.
Rate versioning: this ladder is v1.0, effective 01 Jan 2026. An agent keeps the rates in force when their agreement was signed; a ladder change applies to new agreements only. Every change is versioned with a date and written to the audit log.

3 Promotion rules (and the anti-pyramid line)

Promotion is earned, not bought

  • No joining fee, no kit fee, no stock purchase. Nothing an agent pays to enter.
  • Qualification counts closed production, not headcount of recruits.
  • Coaching requirement: L5 needs 3 producing agents — agents who themselves closed deals, verified by settlement records.
  • Override stops if the leader stops leading: two consecutive quarters below the coaching minimum → override suspended, level reviewed.
  • One chain only. Override flows up two levels maximum, never deeper (that is where a lawful incentive plan starts to look like a chain scheme).

Red flags the system blocks

  • Reward computed mainly from recruitment rather than closed deals
  • Any entry payment, deposit, or "level purchase" by an agent
  • Payout with no matching property transaction in the trail
  • Commission line above 40% of the professional fee
  • Override paid to someone who is not a registered negotiator or agency staff member
Why: Malaysian law treats a scheme whose income comes mainly from recruitment as an unlawful pyramid/chain scheme, even when it also sells something. Keeping every ringgit tied to a real transaction is the design rule.
